As of March 17, 2020 the state of Nevada has put a temporary delay on eviction cases for 30 days due to the Coronavirus Pandemic. Landlords should not panic about non-paying or problem tenants however. As of March 18, 2020 tenants still must comply with the NRS statutes concerning tenant/landlord laws. This simply means tenants must still pay their rent and follow through with any other lease obligations they may have signed for.
What happens if your tenant stops paying or causes reason to be evicted during this 30 day period?
Landlords may still do the following:
- Serve tenants with a legal eviction notice via a licensed server (Out The Door Evictions LLC can still serve notices)
- Take court action and file to get an eviction order
- Get an open case in court against their tenants
These steps allow landlords to stay ahead of the curve should their tenants start causing problems or stop paying rent.
Landlords MAY NOT do the following:
- Have a deputy/constable serve an eviction notice
- File for a legal lockout
- File for a tenant removal at the constable/sheriff office
- Have a hearing to get an eviction order against their tenant
There are a few other type of actions that may be affected by this 30 day delay, however the above information is current as of this posting (March 18, 2020 – AM)
